The annual Spring
Downtown Living Tour will be held on Saturday and Sunday, May 3
& 4 from noon to 5 pm. The tour will include over 28 diverse
condominium and apartment properties that feature a variety of
housing styles from traditional high rise to contemporary lofts
and historic renovations to all new construction.
With
increased housing options available and an ever growing array of
shops, restaurants, entertainment, services and amenities, it's
not surprising that downtown St. Louis has attracted over 4,000
new residents who have discovered the convenience, value and
excitement of downtown living.
The Downtown
Living Tours have grown too, annually attracting over 2,000
visitors who experience a taste of downtown living while
exploring distinct residential communities. The Central Business
District, Post Office Square, the Washington Ave. Garment
District, Downtown West, Cupples Station/Ballpark District and
the Civic Center District will all have properties represented
on the tour.
Tickets for the
tour are just $7.00 and can be purchased on the day of the event
or on line through MetroTix. The tour starts at either of two
locations: the corner of 10th & Olive Sts in The
Syndicate building or the corner of 21st &
Washington Ave. in The Tudor Lofts. While guests are encouraged
to walk, free shuttle busses are also available to provide close
access to all stops on the tour. Metered parking is free
downtown on the weekends and complimentary parking will also be
provided in designated lots.
The tour is produced by the Downtown St. Louis
Partnership and Community Improvement District and presented by
Wells Fargo Home Mortgage. Co-Sponsors are the St. Louis
Association of Realtors and Webster University Downtown Campus.

Cannon Design, an internationally
recognized architectural and engineering firm, is relocating
their St. Louis offices to the Powerhouse Building at 1106 Clark
Street. For the 17 past years, Cannon Design has been
located atop One City Centre but needed more space due to
employee growth.
Cannon Design plans an $8 million adaptive reuse
of the Powerhouse. The project will create a three-story tall
interior gallery, an exterior 3,500 square foot urban garden,
and attain a LEED Silver Rating for sustainable design. The
exterior will be restored, the windows replaced maintaining the
original masonry openings, and the interior space completely
rehabilitated. Two partial levels will be constructed, adding to
the existing two floors and rooftop penthouse, resulting in a
total of 32,000 square feet of office and conference space. The
Powerhouse is part of the Municipal Service Building complex,
occupying an entire city block bounded by Clark, Spruce, 11th
and Tucker streets.
The Powerhouse was originally built in 1923
to supply steam heat to four new public buildings as well as
eight additional city buildings funded by an $87 million bond
issue. The Powerhouse also supplied steam for the Kiel
Auditorium, the largest steam jet cooling system in the U.S. in
the mid-1930s.

| The National Civic League has named
St. Louis as a finalist for the 2008 All-America City Award. The
award is considered the 'Oscar' of community recognition for
civic progress and improvement and is the oldest and most
prestigious civic recognition in the nation. The RCGA led the
nomination effort but worked with local partners--the Downtown
St. Louis Partnership, Great Rivers Greenway District, Metro
East Park & Recreation District, and St. Louis ArtWorks--to
get to the final round. The next step in the process includes a
three-day awards competition and innovations forum, June 4th
through 6th in Tampa. The ten national award winners will be
named on June 6, 2008. |

| The Downtown St. Louis Partnership
has again partnered with St. Louis Magazine to produce the
Spring Downtown Living section. This year's 30 page section was
included in the April edition of St. Louis Magazine and features
the different downtown neighborhoods with residential profiles

The only Dining Guide that lists
every restaurant in downtown St. Louis has arrived. The 2008 Downtown Dining Guide features over 170
restaurants, bars and grills in the downtown area in a
full-color, ten-panel foldout, pocket friendly brochure.
Additionally, the Downtown Dining Guide has a map with many of
the restaurant locations easily identified on it. The Dining
Guide is free of charge and available to be picked up at our

2007 Downtown Housing Report

The Downtown St. Louis Partnership
2007 market analysis of downtown housing is now available. The
report contains commentary on the residential market along with
a complete list of the residential properties downtown, the
December 2007 Occupancy Report, condominium sale data, downtown
residential demographics, and a downtown district map. Downtown
housing has faired well considering the current market
conditions, with condominiums open a full year maintaining a 94%
occupancy rate and apartments average an 88% occupancy rate. To

| The Downtown St. Louis Partnership
has partnered with Lyda Krewson (28th Ward Alderwoman) and the
Central West End Association on their "Real Change" initiative.
This initiative encourages people to resist giving money
directly to panhandlers and instead placing the money in meters.
All monies collected will then be given to service agencies
providing services to the needy. Four meters will be installed
in the Central West End in May and by the end of April our
Downtown CID Guides will have informational cards to educate the
public on the program. |

Urban Roots Planting

Urban Roots will be at work again
this year helping beautify downtown. You can take part by volunteering to help plant flowers
around City Hall and along Market and Tucker, on May 9th and
10th, from 9 am to noon. Urban Roots is a volunteer organization
supported by the City Parks Department, Flora Conservancy,
Gateway Greening and the Downtown St. Louis Partnership. If you

Welcomes IDA Conference |

| The Downtown St. Louis Partnership
and Community Improvement District will host downtown leaders
from North America and beyond during the Spring Conference of
the International Downtown Association April 26-28th at the
Renaissance Grand Hotel. Keynote sessions will include an
official welcome by St. Louis Mayor Francis Slay as well as
Economics Research Associates CEO Patrick Phillips and Glen
Murray, president & CEO of the Canadian Urban Institute. In
addition to breakout panels and workshops dealing with timely
issues such as tax credits, homelessness, office recruitment and
retention, and assimilating new residents, attendees will visit
the Old Post Office, City Museum and downtown's newest
bowling/entertainment destination Flamingo Bowl. |

Mosaic has renewed their commitment
to downtown by moving its location from 11th and
Washington to 10th and Washington. The 3,200 square foot space
is a modern urban design with the trademark mosaic wall and
a new 20 foot wine wall. It still operates the open design
kitchen and adjoining the restaurant space is a private dining
room. Mosaic will develop the previous space on 11th and
Washington into a urban lounge and music venue in the coming

The 116th Flower Festival is being
held May 3-4, 2008 at Christ Church Cathedral in downtown St.
Louis. The festival has evolved over the years having begun in
the early 1890s. It began with wall to wall flowers inside the
Cathedral and has now expanded to a Saturday street festival with a flower
theme. During the street festival portion of the weekend,
beginning at 12:30 p.m. Saturday will be music, food and fun for
children and adults. Exhibits will focus on environmental themes
for application at church and at home, and how churches can
become resources for green activism by parishioners. The
festival concludes with a classical music concert at 2:30 pm on
Sunday. The event will be held on 13th Street between Locust and

| On May 3, 2008 beginning at 10 am,
the Central Library branch of the St. Louis Public Library will
hold a world folk festival called "Central Goes International!"
The St. Louis Public Library has partnered with the
International Institute to bring this day-long celebration of
diversity, with cultures from across the globe represented. The
event will feature live music, dance, and crafts from many
countries. Folk dance troupes will perform together in the Great
Hall and musical ensembles and storytellers will be featured in
the Culver Gallery. Youth Services will host an area just for
children with crafts and storytellers. This event is FREE and
