 Former Dillard's Building Taking Shape

Pyramid Construction is redeveloping a once popular department store site into a mixed use property. The Laurel, located at 601 Washington Avenue, will include 73 condominium homes, 35,000 square feet of street level retail space, 30,000 square feet of office space, 120 luxury apartments, and an upscale hotel.

Among The Laurel's unique features is a spacious 9,600 sq. ft. open-air atrium with originally commissioned artwork, a community patio and garden, an indoor parking garage, fitness center, 24-hour lobby attendant, business center, and individual storage. A wide array of a la carte concierge services will also be offered. The condominium 1, 2 & 3 bedroom homes will feature open floor plans (some with private balconies or roof-top terraces) with finished ceilings, recessed lighting, bamboo flooring, stainless steel appliances, and the privacy offered by full-height walls and traditional swing doors.

Pulaski Bank Opens Downtown

Pulaski Bank has opened a 4,000 square foot new downtown facility at 900 Olive Street, on the ground floor of the Frisco Building.

The bank will service both retail and commercial customers and offer such services and conveniences as a walk-up ATM, a full range of checking, savings and money market accounts, CDs, home equity and mortgage loans, investment services and retirement accounts. The downtown bank has significant experience centered around commercial real estate and commercial and industrial lending.

The Grand Opening of the bank was earlier this month and featured St. Louis Mayor Francis G. Slay, William Donius, Chairman & CEO of Pulaski Bank, Tom Reeves, President of Pulaski Bank, Paul Douglas Grosse, Regional President of Pulaski Bank, Cheri Bliefernich, Senior Vice President of Pulaski Bank, and Robin Baima, Bank Manager of Pulaski Bank and Downtown Partnership President Jim Cloar.

Fall Downtown Living Tour

The Downtown St. Louis Partnership holds two tours annually that give the public a glimpse into downtown living and the amenities that come along with becoming a downtown resident. The Fall Downtown Living Tour will be October 13 & 14 from Noon to 5 pm and will feature more than thirty properties. Registration and tour maps are available the day of tour which begins at 9th & Olive Streets. Tours are self-guided and many properties are within walking distance. However, complimentary shuttle service is also available throughout the day.

Tickets are $7 and will be available the day of the tour or advance tickets can be purchased through Metrotix at all Metrotix outlets, by phone at 534-1111 or at metrotix.com.   U. S. Cellular Taste of St. Louis

The U.S. Cellular Taste of St. Louis 2007 will be held September 21, 22 & 23 in downtown St. Louis at the Gateway Mall (8th and Market Streets). Once again the event will coincide with the last three regular season home games of the St. Louis Cardinals and offer some of the same great features of the past while mixing a few new elements to the recipe.

This year's event recipe will feature activities for the entire family, including: 30 of St. Louis' finest restaurants along "Macy's Restaurant Row"; the SoCo Music Experience (9/22 & 9/23) - live national acts on the Main Stage to include Big Head Todd & The Monsters, Soul Asylum, Lucero, Puddle of Mudd, Bowling for Soup, Rose Hill Drive and The Radiators; Clear Channel Cardinals Rally (9/21) - featuring the Smash Band; SoCo Tasty Band Competition (9/21); SAINT LOUIS BREAD CO. Culinary Championship; The Grant's Farm Kid Zone; The "ArtDimensions' Village", a massive artists village, featuring live art demos/ice sculpting and more; RAC Performance Stage; Marketplace featuring local and national businesses, retailers and more; Ford Experience Tour; and, the Shell "Meeting the Energy Challenge Tour".

 Arcade Building Underway

 

Construction on the 18-story long vacant Arcade Building, known as one of St. Louis' most precious architectural gems, is now underway.

The 500,000 square foot project will include private residences, office space, a proposed hotel and ground floor retail space.

Residences will range from 650 square foot studio units starting in the $160s to spacious penthouse units that will top $1 million. The project, originally designed by Tom P. Barnett, is considered the region's finest example of Gothic architecture and is on the National Register of Historic Places. It was home to the Muny ticket office, over 200 specialty shops (especially jewelry stores) and the world headquarters of Pet, Inc. The $140 million renovation is the largest interior restoration in the St. Louis area. Construction on the Arcade began in early January 2007 and will be complete in 2009.  Construction Begins on Old Post Office Plaza

A new downtown multi-purpose plaza will replace a vacant parking lot in Post Office Square. In early August, Downtown Now!, Gateway Foundation, the Danforth Foundation and US Bancorp CDC announced they have partnered to construct the 30,000 square foot project.

When completed next spring, the award-winning design will incorporate extensive landscaping and water features with a sculpture "Torso di Ikaro" by Artist Igor Mitoraj as its focal point. Development of the Plaza was identified as a key component of revitalization of the Old Post Office District in the 1999 Downtown Development Action Plan.

Funding for the project is a total of $8.16 Million and includes support from the Danforth Foundation, the US Bancorp Community Development Corporation, the St. Louis Brownsfields Cleanup Fund (via SLDC) and the Gateway Foundation. The Gateway Foundation additionally funded the design fees and will install and maintain the sculpture. The budget includes funding for active and ongoing programming including lunchtime and evening music, theater, street performers, weekend markets, film series, special events and much more.



 Work Completed on The Bogen

Construction is now complete on the $22 million renovation of Bogen Lofts. The 243,000 square foot project offers 125 one, two or three bedroom lofts with 18 different floor plans. Each loft features granite counter tops, exposed brick walls, sandblasted wood columns and beams, contemporary vanities with glass countertops, replacement windows that match the original profiles, and a concrete and glass block circular shower. Other amenities of the building include an underground parking garage, a rooftop with a bird's eye view of the City, dog park and terrace room with see-through fireplace, kitchen and fitness room. Jacob Development Group led the project team with architecture firm Rosemann & Associates, P.C. and contractors Paric Corporation.



 Roberts Tower Breaks Ground 

Immediately next to the new Old Post Office Plaza, SMR Tower Investments, LLC (Steve and Mike Roberts), will be breaking ground at 411 North 8th Street for a new construction project called Roberts Tower.

The 24-story, new construction tower will be attached to the Roberts Mayfair Hotel and be designed to achieve Gold-LEED (Leadership in Energy and Environmental Design) certification. The property will feature commercial/retail space, space for additional hotel rooms, 69 Luxury Units, a full-range of design options consisting of sustainable materials and energy savings appliances, personal concierge services, valet parking, a doorman and 24-hour security.  Chouteau's Landing Steps Forward  

Chivvis Development's more than $300 million redevelopment of Chouteau's Landing, located just south of I-55/Hwy-40 between South Fourth Street, has attracted its first tenants of Phase I for 756 Historic Fourth Street. The new tenants will include Chivvis Development and Alton restaurateur Dustin Snyders, who will open a sports bar and grill named Bushwoods.

Historic Fourth Street is comprised of a rare collection of 19th-century, commercial buildings and scheduled to offer 190,000 square feet of new street-front retail and loft-style office spaces between now and 2008.

The development includes original, two- and three-story brick buildings that sustain many of their characteristic details, including a varying degree of exposed brick walls, exposed ductwork and beams, tin ceilings and 12-foot ceilings. Existing structures are being restored to historic code and bolstered by complementary new construction that adheres to the neighborhood's style.

The menu boasts a wide array of tender meats, and fresh seafood and four savory cooking styles and signature sauces. Simply Fondue also offers healthy options to fill the stomach and not the waistline including vegetarian selections and fondue bases with light, herbal-blended broths and cholesterol-free oils. There's also some "un-fondue" selections including shrimp cocktails and dim sum. Of course, it wouldn't be fondue without dessert. Simply Fondue offers thirteen sinfully delicious chocolate desserts as well as designer drinks and an interesting selection of wines.



 Ford Condos 

Mambo Development, a St. Louis based developer of residential and commercial property, is working to convert the former Ford Apartments at 1405 Pine Street into a luxury living environment named The Ford Condominiums.

The 66,000 square foot historic building will be renovated into 26 exclusive luxury condos ranging in size from 1,793 to 1847 square feet with an additional 2,300 square feet of ground floor retail space. Price points begin at the $400s for two bedroom, two bath homes with a choice of two floor plans.

Features of the residences include open layouts, standard granite countertops, bamboo or cork flooring, Kohler fixtures, Viking or Kitchen Aid appliances available in various customized combinations and private balconies. Each home will come with a secured parking space and storage facilities as well as full use of building amenities.

Building amenities will include access to the roof top lounge overlooking the city, a custom hot tub from Aspen Spas with a view equivalent to 16 stories above street level, swim spa pool, fully stocked entertainment bar within the roof top location and on-site fitness center.

The opening of the first Ford Condominiums model display is expected in October 2007.The acquisition marks the third development for Mambo Development in the St. Louis downtown area. The Bee Hat, residential lofts at 1021 Washington, and retail space at 710 N. 15th Street are among previous downtown developments. For more information, call 314-436-8886.



 Construction Begins On Ballpark Lofts 8

Work has begun on the six-story building formerly known as Cupples Station. The building, located at the corner of 10th and Spruce, will soon become Ballpark Lofts 8 and feature first and second floor commercial and office space with 68 condominium lofts for sale. Built in 1894, the building was placed on the National Register of Historic Places in 1998 and was one of the world's first and largest inter-mogul warehouse facilities.

Architecture firm Rosemann & Associates, P.C. designed the $13.2 million historic development, HBD Contractors will handle construction, and McGowan & Walsh Urban Developers leads the project team.



 Blu Cityspaces Gets New Tenants

Blu CitySpaces, a 144 unit condominium development located 210 N. 17th Street, began moving in new residents on August 15, 2007 just six months after its opening to the public in February 2007. Blu CitySpaces, is developed by Silverstone Communities-Midwest based out of Chicago, Illinois.

The 13-story Blu CitySpaces offers homes that range in size from 430 square feet to over 800 square feet with strong finishes and amenities. European-style kitchens, stainless steel appliances and granite countertops are standard elements at Blu CitySpaces. Approximately half of all available homes have private balconies. Building amenities will include individual storage lockers, secured parking, 1st floor bike storage, 24 hour fitness center, conference room and Wi-Fi lounge. Buyers can choose from five floor plans. Price points will begin in the $80's for studios, $120's for one bedrooms and $150's for two bedrooms.  Downtown Progress Report 

The Downtown St. Louis Partnership once again partnered with the St. Louis Post-Dispatch to produce our Annual Downtown Progress Report which made its debut at our Annual Meeting in June. The full color, 40 page report was also distributed to over 130,000 households across the St. Louis bi-state region the Friday immediately following the luncheon. It focuses on the impressive strides being made in the rebirth and revitalization of downtown St. Louis, including several downtown feature articles, an update on many of the development projects recently completed or underway and a full color map that points out many of those projects. It also includes an update on the accomplishments made through the Downtown St. Louis Community Improvement District.  Mayor's Business Luncheon

DOWNTOWN FUN

Tour of Missouri
The 600-mile, six day, Tour of Missouri, kicked off in Kansas City on September 11th. Tour of Missouri, America's newest elite professional cycling race, is a world-class bicycle race patterned after the Tour de Georgia and Amgen Tour of California. It features point-to-point racing that concludes here in St. Louis on September 16th. The event is expected to attract a half million spectators as well as 120 racers from around the world. The multi-lap route for Stage 6 circuit race will travel from and end at Union Station, going west along Market and Forest Park to De Baliviere, then north to Delmar, east to Euclid, south to Lindell and east to 15th. Go! St. Louis Walk
GO! St. Louis, formerly Spirit of St. Louis Marathon and Family Fitness Weekend®, is kicking off a weekend of free fitness events September 20 - 23 in St. Louis. Among the events is an education workshop for physical education teachers, a National Walk at Work Day and a One Mile Family Fun Run/Walk at the Taste of St. Louis. The weekend will also serve as the start line for the nationally recognized Read, Right & Run Marathon® which encourages children to be reading proficient, physically fit and community minded.

Downtown workers are encouraged to participate in the GO! St. Louis National Walk at Work Day during their lunch breaks on September 21st. The one mile walk starts in Kiener Plaza at 11:30 am, continues to the Arch Grounds and concludes at 12:30 pm. Gateway Classic Weekend
This year's 2007 Gateway Classic Football game will be on Saturday, September 29, 2007 and debut two new teams this year, Stillman College and Langston University. The weekend kicks off on Thursday, September 27th with a Comedy Show and concludes with the Walk of Fame on Sunday. Other Gateway Classic Weekend events include the Rams Coaches Luncheon, Comedy Show, Lifetime Achievement Awards Dinner and the much anticipated "Battle of the Bands". Proceeds from the football game go toward full, four-year scholarships for youths attending historically black institutions.
